Are you new to real estate investing or an expert in the industry? Regardless of your experience of lack thereof, it is important to be sure you really understand the 7 Steps to Real Estate Investing.

First of all, real estate should not be a plan to get rich quickly. But, if you learn the basics and apply them, there is undoubtedly the opportunity to make a lot of money. The real estate market shifting and changing, which means it has ups and downs. As a result, what is working now may not work in the future, so you must constantly be on your feet, ready to change at any time to meet the needs of the market. You have to keep in mind that real estate is a cycle, so there are also certain points of predictability. If you educate yourself on trends and how real estate cycles tend to work, then you can develop your real estate business into a successful enterprise that can stand the test of time.

Here are the seven techniques and strategies that you need to learn, understand, and apply to investing in real estate:

  1. Set a plan. Determine your short and long-term real estate goal and what you need to do to achieve them. Then, start working to collect prospects and clients. Remember that short-term goals are for making money, while long-term goals are for becoming wealthy and setting yourself up for things like retirement.
  2. Determine your target market. You cannot become an expert in every aspect of real estate. Pick a niche and master it. Do you want to work with first-time homebuyers or people who buy investment properties. Do foreclosures appeal to you? Commercial or manufacturing properties? Figure out what you like and pursue it.
  3. Be consistent and persistent. Real estate is not a get rich quick scheme. Establish your goals and then work diligently and daily to achieve them.
  4. Never fall into “Analysis Paralysis”. Constantly educate yourself on new things, but do not over think everything.  If you wait for total perfection, you will never take action, leaving you in a perpetual state of planning.
  5. Master marketing and financing. The real estate business is all about marketing and financing, so learn which marketing avenues produce the most results for you and familiarize yourself with mortgages, interest rates, and loan programs.
  6. Practice problem-solving skills. For you to be able to get real estate deals, you must be able to solve people’s problems. Every transaction is different because every buyer’s and seller’s personal situation is different.
  7. Never stop learning. It is important for you to continue learning about investing regardless of your current level of success. In order to remain relevant in the long run, you have to be on the cutting edge, so you can evolve with the times.

Different Types of Tile Roofing

19 May

Different Types of Tile Roofing

If you’re considering installing a new roof on your home, tile roofing is an option that offers many benefits. Tile roofing comes in a variety of shapes, textures, colors, designs, and thicknesses.

Tile roofs are popular due to their aesthetic appeal and are highly durable as well. They are hardened and molded with heat or chemical reactions, which gives them a tougher resistance to harsh conditions than other types of roofing materials. They are also fireproof.

Here are some different types of tile roofs:

  1. Cement tiles – These are the most lightweight of the tiling materials available. Their color is safe in the sun and won’t fade.  They come in a variety of colors and textures. They can also be cleaned without hiring a professional.
  2. Slate tiles – These are thin pieces of rock, which give a house a natural and refined look. The tiles are crafted out of sedimentary rock, and each piece has its own unique texture and design.
  3. Clay tiles – These types of tiles are attractive, durable, and long lasting, making them one of the most popular choices. The cost of installation may be on the higher side, but the cost averages out considering they require little to no maintenance. Just avoid walking on tile roofs, as they are prone to breaking under high pressure.
  4. Synthetic tiles – Synthetic materials are low cost and also low maintenance. There are various choices and styles to choose from and are a great option if you are wanting to install sub-roofing over an existing roof.
  5. Metal tiles – These offer a more attractive solution to traditional metal roofs. They are a lightweight alternative to the heavier concrete and clay tiles they imitate.

Top Considerations When Planning to Sell Your Home

15 May

Top Considerations When Planning to Sell Your Home

Selling a house may sound easy, but it actually involves thorough preparation, commitment, and effort. Aside from the legal details and paperwork that come with home transactions, there are also other factors that home sellers should consider when deciding to sell their property. Working with an experienced Realtor is hugely beneficial because they know the ins and outs of what is involved and prevent important details from falling through the cracks.

First of all, it is important for home sellers to know how much their property is actually worth. Your home’s worth is usually gauged by factors such as features, square footage, condition, and location. A Realtor can provide you with information regarding the current market conditions, how your home should be marketed, and how it should be priced.

Once you determine your home’s worth, then it is time to start preparing your house for sale. You need to arrange for the settlement of any mortgages, lines of credit, and loans against the property. You also need to prepare yourself to be able to cover basic transaction closing costs if the buyer makes it a condition of their offer and agent commissions, as sellers are usually the ones who pay those. In addition, you have to make sure that your proerty is “sellable” and in good condition. Most people don’t want to buy a house that will immediately require a big investment in repairs.

Once your property is ready, you can begin marketing your home to buyers. Providing information is a key aspect of marketing your home. This is often where sellers commit mistakes because they don’t provide enough information about the property in their ads. Aside from needing to catch the attention of potential buyers, you have to place yourself in the home buyer’s shoes and think of what you would like to know about the property before you considered buying. Pictures are also important.  This is another area where it is hugely beneficial to work with a Realtor who is experienced and understands how to market homes in a way that will garner a lot of attention and help them sell quickly.

University Students Recycle Textiles before Summer Vacation

13 May

University Students Recycle Textiles before Summer Vacation

Summer vacation is nearly here! This means that more students will be going home and leaving their old belongings behind. The garbage dump will soon become a new home to furniture, bedding and even old clothes from dormitory rooms.

There is a much better way for these textiles to be put to use rather than throwing them away. The American Textile Recycling Services is once again implementing their recycling program, where university students will have the chance to recycle their own textiles instead of throwing them away.

The company is setting up bright yellow-orange bins in housing units within the two universities in the city, Oklahoma City University and the University of Central Oklahoma. These bins will be used to place any unwanted clothes, bedding and shoes from the students to be reused again as insulation, cleaning rags, stuffing or even sold in second-hand shops. Each bin can hold up to 400 pounds of material.

According to Chief Marketing Officer Debra Stevenson Peganyee, 95 percent of these unwanted clothes and shoes can still be reused. The bins will encourage the students to participate in recycling rather than throwing their unwanted clothes away.

The company will also haul big items not able to fit inside the textile bins for free. They will send trucks to remove large TVs and furniture inside the houses.

Textile bins within UCO will be available through Monday while bins within OCU will be available through May 19.

Elegant Glass Top Dining Tables

12 May

Elegant Glass Top Dining Tables

The dining room is one of the most important places in your home because it is where you gather with your family to eat meals and where you entertain guests. The dining table is, of course, the main focal point of the dining room, so it is important to find one that is functional, elegant, and well-suited to the overall interior design of your home.

Homeowners shopping for new dining room tables have many different options from which to choose. One of the difficulties of sorting through the myriad of color and design options is trying to find a table that matches well with the rest of the room. Glass top dining tables go a long way in solving this problem because they are able to more easily adapt to a variety of styles.

A glass top dining table looks like any other solid structure table, but the only difference is that the top is a layer of glass. Glass top dining tables reflect light, which illuminates a room and makes even small areas feel larger.  You can choose among transparent, frosted, tinted , or colored glass, as well as different shapes like circles, ovals, rectangles, etc. Each of these elements allows you to customize the table to fit the style of the rest of your room and serve the purpose you are wanting.

They are also easy to maintain and easier to clean because dirt and food particles can be wiped away without having to scrub aggressively and damage the finish on the table. Glass top tables are durable and very difficult to scratch unlike wooden surfaces.

You can’t go wrong with purchasing a glass top dining table. They are durable, easy to maintain, and never go out of style and can remain the centrepiece of your dining room for years, regardless of any design or decor changes you may make to your home.
