Real Wood Moldings That Add Subtle Beauty to Your Home

Real Wood Moldings That Add Subtle Beauty to Your Home

Wood moldings have long been popular in homes because of the simplistic and subtle beauty they exude. These decorative cross-section profiles are made of surfaces that are either convex or concave with incorporated planes and angles. These can be decorated by paint or stain for the purpose of contrasting or complimenting adjacent surfaces. Moldings are made from materials such as composite lumber, wood, plastic, plaster, rigid foam, medium density fiber board and masonry materials. If you want the least expensive and most affordable moldings, wood and wood fiber moldings are the perfect choices.

Most wood moldings come from coniferous trees like spruce, pine and fir, or from hardwood and deciduous trees such as cherry, maple and poplar. Expect that purchasing hardwood options will cost more, since the materials are exponentially more durable.

It is recommended to stain moldings rather than to paint them, especially when the molding is made from MDF or medium density fiber board. An MDF option will be much cheaper than some of its alternatives.  If you opt for more expensive moldings, then “finger-jointed” moldings area perfect choice. Created from short pieces of wood that are flattened on the ends, these moldings are patterned to closely resemble designs that interlace. The ends are glued together and run through a molding machine to attain a perfect finished profile.

Moldings serve many purposes in the home, perpetuating an ongoing appeal of transition in which different angles meet variant surface materials. They are a great addition bringing unique perspectives to areas such as doors, mantles and windows.

Improve Your Home Insulation to Attract More Buyers

Home insulation is important to every home because it makes the structure more energy-efficient and also saves you money on utilities. Heating and cooling systems account for 50-70% of home energy usage, so maximizing their efficiency is crucial.

Alarmingly, most houses in the United States are not popularly insulated or, worse yet, not insulated at all. If you’re planning on selling your house, then you need to be sure it is well-insulated in order to make it more attractive to potential buyers. As eco-friendly and green living lifestyles continue to gain in popularity, more and more home buyers are considering proper insulation to be a priority. As a home seller, this is important for you to know, as it gives you the ability to maximize this feature in your home in order to sell it quicker.

When installing home insulation, there are a few things you need to know first. There are certain standard levels of insulation, so find out what those guidelines are based on the type of home you have. Insulation should be inside exterior walls, in unventilated crawl spaces, and slabs on grade. Attics are one of the least ventilated areas in a home and can get very hot in the summer and very cold in the winter if not insulated properly. This is an area that should be prioritized when it comes to improving insulation in your home.

Oklahoma Universities Compete to Help Fight Hunger

The Fall season brings all sorts of holiday food to our tables, from delicious oven-roasted turkeys to pumpkin pies. But for some, Fall may not be the most wonderful time of the year, as many families go hungry despite the upcoming holidays.

One way to help them is by providing them with free food, courtesy of the Regional Food Bank of Oklahoma. The Food Bank is continually supporting Oklahoma residents, especially those who are less-fortunate or homeless.

As a way to support the Food Bank, a friendly fundraising competition will be held this year between Oklahoma State University and the University of Oklahoma. Both Universities will put on their own creative efforts to collect items for the Regional Food Bank of Oklahoma.

The Fall Food Drive will collect non-perishable items until October 27th to be submitted to the Food Bank and in turn, distributed to those in need. All through-out the respective campuses, there will be collection boxes that will encourage more support from the collective student bodies, school administration and faculty. Those who wish to help can simply deposit canned and bagged food items in the boxes.

There are also other fundraising programs that will solicit more help around the campus. Each university will be hosting various efforts that will make it easy to participate.

A Cozy Home Does theTrick in Real Estate

20 Oct

In the real estate world, home staging is crucial to selling a home. Home staging is a very particular type of decorating that includes the right balance between cleanliness and marketability of the home. One important factor is to be sure you do not give off a vibe that is too perfect because then it comes off as untouchable and may make it difficult for a potential home buyer to visualize themselves there. Many buyers admit that they do get intimidated by model homes that appear to be so fancy that they become unrelatable to their daily living.

Therefore, the key to attracting more potential buyers is to stage your home into a comfortable and cozy environment, where they can visualize their families living. When staging, keep things as neutral as possible, so you home will appeal to any client type, regardless of their decorating style. Do careful experimentation with the arrangement of colors and shapes. For example, homes with a modern design often have a colder and sleeker feel, but they can be made cozy by adding some bright colored pillows, a cozy coffee table, and a vintage table lamp.

A perfect way to create a cozier home is to add natural elements. Add real wooden furniture, such as mahogany, rattan, and bamboo. Add fresh flowers in vases to tables throughout the rooms to make things happy and inviting. Even place small potted succulents in your kitchen window sill.

Increasing Real Estate Value: Additional Bathrooms

Increasing Real Estate Value Additional Bathrooms

In the realm of real estate, heavy competition is common. Home improvement is an excellent tool for attracting more potential buyers. One of the most common home improvement ideas that will immediately enhance the attractiveness of your home is having an additional bathroom installed. While the kitchen is widely considered the focal point of the average home buyer, bathrooms are becoming more important in that additions add serious value to a home; this is according to the NAHB of the National Association of Home Builders.

Based on home valuation estimations, half bath adds up to 10.5% on the home’s value, while full bathrooms add 20%!There are many cost valuations to consider when building an additional bathroom into your home. One of the things to consider is the region or location your home is in. According to Remodeling magazine, if you plan to have a new bathroom installed in your home on the West Coast, prepare for a cost of almost $50,000. Don’t be immediately discouraged by what you have to pay. The monetary gain will be reaped in the sale of the house.

For those with very tight budgets, don’t be discouraged if you aren’t able to afford an additional bathroom. If you can’t add a new one, remodel your existing bathrooms. This still increases the value of your home. Add new bathroom fixtures, re-paint, and install new bathroom flooring.
